Frequently Asked Questions about Vacation Rentals

 

Is the property I book on the Internet the one I will get?

We will confirm and assign you to the specific unit requested at the time of booking. However, there are many unforeseen circumstances that may render the accommodations unsuitable or unavailable for rent. In this rare situation, you will be contacted immediately and provided with the option of either a full refund or an opportunity to stay in one of our other properties.

What is required to make a reservation?

When you find the condo of your choice you can either book the property online or call us at (904) 471-9259. When making your reservation we require a $300 – 500 payment to confirm your booking and this is applied towards your balance due. The remaining balance is due 60 days prior to check-in. We accept Visa, MasterCard, Discover, Amex, and E-checks. Checks are acceptable and must be in U.S. Funds and received 60 days prior to your arrival.

What time are check in and check out?

Check-in is 3:00 pm local time (EST), and check-out is 10:00 am local time (EST).  Early arrival and late departures may be available for an additional fee. To determine whether this is an option, please contact our office 48 hours prior to your respective check-in or check-out date. Late arrivals after 5:00 pm are always permitted, but we ask that you please send us a courtesy email to notify us of your plans to arrive after hours, so that we can schedule your timed access code properly.

What about grilling and beach supplies?

Sunshine Realty does not provide grills or beach supplies (beach chairs, umbrellas, coolers, etc).  Florida Law prohibits grilling on the decks and balconies of many condos. If you are renting a home from us or a condo that allows grilling, grills can be rented from www.bigbillsbeachstuff.com.  Beach supplies can also be rented from www.bigbillsbeachstuff.com or www.driftersrentals.com 

How do I get access into the property?

You will receive an email from our office a few days prior to your arrival. This email will contain your door code (or key access information if the property does not have a coded lock), your WIFI passwords, gate codes, and any other pertinent information for your stay. This email will specify whether you are able to go directly to the property upon arrival, or if you'll need to stop by our office first to pick up gate cards first. 

Will I need a parking pass?

Many of our condo complexes require that you display parking passes in your vehicles throughout your stay. It will be noted on your arrival instruction email if you are required to abide by this policy, and two passes will be left in the condo for your use. We can not provide more than 2 parking passes per reservation. Additional vehicles without properly displayed passes will be at risk of being towed. Please leave these parking passes on the kitchen counter of your property at the time of your departure. Private homes do not require the use of parking passes. 

How will I receive my confirmation and arrival instructions?

All confirmation and arrival instructions will be sent via email. To make certain that you receive these emails, please adjust your spam filter to add the domain sunshinerealty.com to your list of accepted email addresses. You will receive a reservation confirmation via email within a day of making your reservation. What is your Cancellation and Refund Policy?

Cancellations and refunds are subject to contractual policies and procedures and must be approved by management. These policies will be made available at the time of booking and will require your compliance.

Please note, Florida is a tropical climate as such changes in weather are to be expected. Cancellations due to weather (including catastrophic events) are not permitted. We recommend purchasing Travel Insurance. This can protect your vacation investment if unforeseen circumstances require you to cancel your trip.

What are the Hurricane Policies?

Hurricanes are always a possibility in the Florida during hurricane season. In the event of a mandatory hurricane evacuation of the St Augustine and the surrounding area, a refund will be given for all days covered by the mandatory evacuation order.

Do you offer Travel Insurance?

You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend and offer Red Sky Sun Trip Preserver Insurance Plan. Your Travel Insurance payment is a percentage of your total stay value and will be processed when you reserve your property.

How many people are allowed to stay in each home?

The maximum occupancy for each property is established by the individual homeowner and will be listed in the unit description section on the website or will be provided when you reserve your property. 

Is there a fully equipped kitchen in all vacation rentals?

Yes, all of our properties are equipped with full kitchens: Refrigerator, stove/oven, microwave, blender, coffee maker, toaster, pots & pans, dishes, glasses, silverware and cooking utensils, iron and ironing board, vacuum cleaner, broom, and dust pan.

Are bed linens and towels provided?

Yes, bed linens and bath towels are provided in each vacation rental. Beach towels may be present, but are not guaranteed, so we recommend that you bring your own.

Are the vacation properties cleaned daily?

No, the vacation property is cleaned before your arrival and after your departure.

Are the properties Non-Smoking?

Yes, all of our properties are strictly Non-Smoking. There will be a $500 fee charged to the credit card on file if smoke is detected following your departure. 

Are security deposits required?

There is a $50 or $95 non-refundable Security Deposit Protector Fee (dependent on the size of the property) and that will cover you and your guests up to $1500 or $3000 in unintentional damages. 

How should I leave the property?

Although a housekeeping attendant comes before you arrive and after you leave to ensure the property is clean, you are responsible for leaving the property in the condition you received it in. You are renting some one's home and you should leave it the way that you would want your own left. Excess cleaning fee, if needed, will be charged to the Credit Card held on file.

Is there WIFI/ Internet Service?

All of our properties offer free high-speed internet service for your convenience. Due to the numerous different providers and the various ages and configurations of personal computers, we cannot guarantee that you will be able to connect. We will do our best to assist you, but cannot be held responsible and NO REFUNDS will be offered if you are unable to take advantage of this service.

Are there washer & dryers available?

Yes, all properties have access to a washer and dryer. The unit description on our website will indicate whether it is a private washer & dryer or a coin operated washer and dryer on-site. 

Are pets allowed?

Sunshine Realty has a number of Pet-Friendly properties available and a non-refundable pet fee is assessed if you are bringing a dog. Size, weight, number and breed restrictions vary per rental unit.  Cats are not permitted at any of our properties for allergy reasons. Please contact Sunshine Realty to confirm that your pet is allowed in the property you have reserved.  Pet fees for these units range between $150- $300 per pet.  NO PETS shall be allowed In Non Pet Friendly Units. Your breach of this provision shall be considered material, and shall result in the termination of your tenancy forfeiture of all monies paid.
